Getting the Most Out of New Home Source Professional

Learning how to use NewHomeSource Professional is a breeze –and it can help you get much closer to your next sale.

At NewHomeSource Professional, it is our goal to aid real estate professionals in finding all the information they need about new homes. Agents can then convey those findings to their clients, the new home shoppers.

Because NHSPro contains the largest collection of new home, community and builder listings nationwide, our goal — and yours — can be reached in no time. Oh, and did we mention it’s 100 percent free to use?

Now that we’ve got your attention, the point of this article is to help you discover how to use our website at max capacity, getting you that much closer to finding your client’s dream home and making your next sale. So let’s get started.

To begin, we’ll start with the search function on the NHSPro home page.

Our search engine allows you to type in your desired location, community name, or metro area in the search bar. You can limit your search results by adding extra criteria below the search bar: minimum and maximum price range, number of bedrooms, number of bathrooms, and square footage. Once you input this information, simply click the orange magnifying button.

If you’ve still got an overwhelming amount of results there are additional options to narrow your search. Above the list of properties or communities in your search results you can input more filters including school districts, community and builder names, amenities, garage space, number of living areas and stories, home type, master bedroom upstairs or downstairs, construction status, and available promotions.

Once you have selected your criteria and hit the update button, you will be taken to another results page. You can choose to view the Homes or Communities that match your search.  On our List View there are columns to quickly display the address or plan name, city, zip code, community, builder, status, price, square footage, and bed and bath. If one piques your interest, simply click on the link to find more information about the community, builder, and floor plans that are available.

You can also use Photo or Map view. The Photo shows a picture of the property in addition to the information on the List view. Use the Map to see the location of the homes, or to draw a shape to determine the location of your search.

At the top of this page you will find the additional criteria previously mentioned. Change the location by clicking the box with the location you entered on the first page.  Click Home Status to narrow down the list of properties to only those that are already completed or under construction.  The “More” tab lets you select various options including selecting from a list of builders or community names as well as specifics like searching communities for 55 years or older.

Another option on the results page can be found on the right-hand side. Here you’ll find a preview of the listing, a photo of the property, and builder contact information.  We’ve provided buttons to “Request to Register Client” information from a builder, Print a Report, or Save/Email Listing.

Now, let’s explore the community details page. Click the Communities tab to view the community name, builder, city, zip code, number of homes, price, and square footage range, and more.  You can share the community information with clients who are still undecided on where they want to buy a home.

There are a number of tools above the home or community results. One is the ability to email a listing to your clients or save it to their account.  In addition you can create a report in a PDF format to either email or print for your client. The reports are great to add to a buyer’s packet for a new client to let them know you are an agent who can help them work with a builder. There will also be the option to save the search to your account or email the saved search to your client. The email your buyer receives will direct the buyer to more details of the home or community you shared. These details will be viewed on an agent-branded capture page that comes with your NHS Pro account, your Showingnew.com Site.

When you click on the plan/address to see more details you will be directed to our Full Detail view.  You’ll see images of specific homes and promotions for the buyer or agent available for the property. The full detail view also includes additional information about the home, with floor plan drawings, a commute calculator, and driving directions. Also note that there will be a message box for you to ask the builder about how they handle agent compensation, to request an appointment, or other questions you have for the builder.  On this page you have the option to share property details to Facebook, Pinterest, Twitter, or LinkedIn.  The post you create will direct buyers back to your Showingnew.com Site we mentioned previously.  The capability to share listings to social media through the platform is one of the most popular features of NHSPro. Promoting the listing to social media reminds your network that you are an agent who helps buyers work with builders, which leads to new clients.

Three aspects that make NHS Pro a valuable tool for growing your business are the agent-branded capture page, your Showingnew.com Site, and our NHS Pro Widget. When you register with NewHomeSource Professional you will be able to customize your Showingnew.com Site to include your photo, brokerage logo, contact information, upload a home page photo of your market, and add popular search links and your favorite builders. The NHS Pro Widget is a search box that you can add to your own website.  The Widget allows a buyer to search for new construction courtesy of you. You can then see the results on your Showingnew.com Site. What a great way to keep an interested buyer on your website and increase your value as an agent!

Another feature of the website is the “My Clients” section, which you can find at the top of the home page after logging into your account. Here you can add clients, export new leads from NHS Pro, plus track client activity and your interactions with them. You will also be able to see homes or communities they have favorited and add your own notes about them, such as what type of home the buyer prefers.

In the “My Account” tab, you’ll be able to update your account information at any time. You can sign up for weekly emails or texts of the promotions, events, and builder inventory homes available in your area.

Finally, one of NHSPro’s most important features is our Resources section.
